The atelier

A house,
since 1968.

Three generations, on the boulevard. A small practice with long memory.
An introduction

A small house, founded in 1968, that buys, sells, and stewards exceptional residences across Barcelona, the Maresme, and the Costa Brava. We work for buyers, on a fee basis, and for a small number of sellers each year. The greater part of what we do is concluded before any property is publicly listed. We owe this not to algorithm or to scale, but to the slow accumulation of forty-five years of relationships: with owners, with architects, with the city’s notarial offices, and with the families who, in this town, still make decisions over a long lunch in the half-light of a private dining room.

The house was founded in 1968 by Eduard’s grandfather, on the same stretch of Passeig de Gràcia where it sits today. The door is the same. Most of the furniture is the same. Some of the clients are the same. We do not rush. The hurry that afflicts much of contemporary real estate is not the work we are interested in.

I

We work for the buyer.

Most agencies are paid by the seller, and most agencies act accordingly. Our principal work is for the buyer, on a fee basis. The interests are simpler that way.

II

Off-market is our market.

Roughly seventy per cent of our annual transactions are concluded without a public listing. Forty-five years of relationships across the city's owners, architects, and notarial offices is, in this work, the only durable advantage.

III

Time is the test of a property.

We will tell you when a building is wrong, when a price is wrong, when a moment is wrong. We are paid to be useful, not to be agreeable. We expect the same of our clients.
