The house carries three names on its door and forty-five years on its books. Most of what we transact passes between people we already know. The rest reaches us, eventually, through them.

Most agencies are paid by the seller, and most agencies act accordingly. Our principal work is for the buyer, on a fee basis. The interests are simpler that way.
Off-market is our market.
Roughly seventy per cent of our annual transactions are concluded without a public listing. Forty-five years of relationships across the city's owners, architects, and notarial offices is, in this work, the only durable advantage.
Time is the test of a property.
We will tell you when a building is wrong, when a price is wrong, when a moment is wrong. We are paid to be useful, not to be agreeable. We expect the same of our clients.
